Subletting terms

There is a contract that states: In the application of remedies, the tenant must mitigate damages. What does it mean?

According to English contract law, any injured party must take reasonable steps in mitigating the losses. However, that doesn't mean that if you don't take those reasonable/ necessary steps, your remedies will be excluded. The mitigation steps are certainly helpful in achieving higher amount of damages (financial remedy) and shows the courts/litigators you've conducted in good faith.
